Homebuyer guide

Buying a home with septic? Ask what the inspection will—and will not—show

A septic system can be a major property component. Buyers should understand the inspector's scope, access needs, documentation, limitations and findings before contingencies or deadlines expire.

Coordinate timing

Inspection, access preparation, pumping and document review may involve different steps. Plan around the transaction timeline rather than waiting until closing.

Foothill and rural properties

Unknown layouts, buried lids, steep access, wells, older components and nonstandard configurations deserve careful questions.

Do not rely on assumptions

A home inspector's general review may not equal a dedicated septic evaluation. Ask who is performing the work and what credentials or experience are relevant.
